Job Description

A local real estate company is seeking an experienced Commercial Property Manager to join their team. In this role, you will assist in the management and financial functions of the company's managed portfolio, with the objective of enhancing each investment property. You will oversee assigned commercial/residential properties with the goal to maximize asset value, customer satisfaction, and revenue.

The ideal candidate will have their bachelor's degree and 5 years of commercial real estate property management experience.

Full-time, Monday to Friday, 8:00am-5:00pm

Pay

$70,000 to $85,000 a year

Responsibilities

  • Maintain property rentals by advertising and filling vacancies, negotiating and enforcing leases, and maintaining and securing premises.
  • Establish rental rate by surveying local rental rates and calculating overhead costs, depreciation, taxes, and profit goals.
  • Attract tenants by advertising vacancies, obtaining referrals from current tenants, explaining advantages of location and services, and showing units.
  • Contract with tenants by negotiating leases and collecting security deposit.
  • Monitor critical dates in the lease portfolio (rent commencements, expirations, renewals, tax deadlines, etc.).
  • Accomplish financial objectives by collecting rents, paying bills, forecasting requirements, preparing an annual budget, scheduling expenditures, analyzing variances, and initiating corrective action.
  • Maintain property by investigating and resolving tenant complaints, enforcing rules of occupancy, inspecting vacant units and completing repairs, planning renovations, and contracting with landscaping.
  • Secure property by contracting with security patrol service, installing and maintaining security devices, establishing and enforcing precautionary policies and procedures, and responding to emergencies.
  • Prepare reports by collecting, analyzing, and summarizing data and trends.
  • Ensure tenant repair and maintenance requests are timely and professionally responded to and managed, with an emphasis on quality and cost-efficiency
  • Serve as high-level point of contact for clients, contractors and vendors for the entire portfolio.

Qualifications

  • Must have a bachelor's degree. Master's degree is a plus.
  • Minimum 5 years of commercial real estate property management experience in the Property Manager or higher role.?
  • Experience with all asset classes including industrial, retail, office, and multi-family.
  • Leasing and real estate accounting experience highly preferred.
  • Active Hawaii real estate license, or the ability to obtain/reactivate within 30 days from start of employment.
  • Must have a valid Hawaii driver's license.
  • Strong communication (verbal, written, interpersonal) skills.
  • Ability to multitask and problem-solve.
