We are looking for a Building Engineer to be the right hand of our Property Manager. With your experience
and expertise, you’ll lead a team of high-performing professionals to ensure the smooth, efficient operation
of our building systems and facilities. Our ideal candidate has hands-on experience within the industry,
working your way up through the ranks to develop a well-rounded mix of technical knowledge and
management skills.

This role demands a combination of technical proficiency in facility systems (like HVAC and electrical) and
the ability to manage projects, staff, and vendor relationships. If you have a passion for problem-solving, a
knack for preventive maintenance, and a talent for coordinating complex building operations, this

Salary: $5,200 per month
Job Type: Full-time
Shift and Schedule: On-call 24/7, with flexible work hours based on directives from Property
Manager/Owner

Requirements:
• Demonstrated progressive experience in Electrical and/or HVAC work
• Minimum of five years at an apprentice level, State of Hawaii license, or an AA/BS degree from an
accredited institution/trade school
• Alternatively, five or more years of experience as a Chief Engineer in a Class A project of no less
than 200,000 sq. ft.
• Oversight of property maintenance program
• Compliance with IFSH, Owner's standards, and industry best practices
• Reports directly to the Property Manager
Duties and Responsibilities:
• Ensure efficient operation of HVAC systems, managing start-stop sequences, trend monitoring,
and lead-lag schedules
• Monitor electricity usage and ensure equipment compliance with OEM standards through
preventive maintenance
• Schedule and manage building system shut-downs for planned HVAC, water, or electricity outages
• Act as Emergency Manager during crisis situations, coordinating with authorities, system
shutdowns, access to building spaces, and evacuation plans
• Enforce site construction house rules, ensuring safety practices and compliance with building
standards by third parties
• Manage and maintain archives of building plans, as-builts, and OEM manuals
• Conduct routine inspections of building components, develop punch lists for corrective
maintenance, review and distribute work orders, and assist with scheduling
• Facilitate engineering staff by ensuring necessary equipment, tools, supplies, and materials for
maintenance tasks
• Consult with Property Manager on outsourced work, cost proposals, and decision-making
processes
• Implement best practice preventive maintenance proceduresinto software systems
• Monitor and contribute to the site’ssafety program
• Compile data for monthly engineering reports and any required special reports
• Assist Property Manager in annual budget processes, capital expenditures, and other budgetrelated tasks
• Ensure energy-efficient site operations by closely monitoring electricity and water usage and
promptly reporting surges, brownouts, or power failures
• Perform other related duties as assigned periodically
